There are many companies out there that advertise to homeowners in distress that are not located in Florida yet are marketing to you in Florida. How would you know if they are really a reputable company?
The state of Florida passed a law: no one is allowed to do short sale for homeowners UNLESS they are a Licensed Real Estate Agent, a Licensed Mortgage broker or an Attorney Licensed in the state of Florida. Remember, that is being licensed in Florida not some other state. So most of those companies you see trying to get you to call them are not even allowed to help you with your short sale. Many of these kind of companies will call themselves by a name like: Short Sale Services.

We do not charge you any upfront fees. If someone tries to, other than an attorney, charge you money to do a short sale you should run as fast as you can. Some brokers will charge a marketing fee if your property is valued very low, like under $99,000 and that is very understandable.
We know some homeowners who paid money to some short sale servicers who claimed to be negotiating on their behalf but all they did was take the money. One of these homeowners we just saved from foreclosure because he thought this short sale company was helping him, instead, the bank filed foreclosure on him and had never received any communication from that short sale servicer.
Going through a short sale is a complicated process but we help you every step of the way. We are not the new kids on the block in regards to short sales and we pick up the fight for you. We certainly are not simply order takers from the banks. In fact, we do not work for the banks in our short sales, we work for the homeowner, the seller.
